Land Use Permitting On behalf of real estate owners and developers, Pierce & Mandell, P.C. attorneys are experienced in obtaining local permitting relief from planning boards, zoning boards of appeal, conservation and licensing commissions. We can do this because our attorneys are former or current members of local boards with unique insight into the approval process. We also go to court when a local or state agency refuses to grant a client the permits necessary for development, or when neighbors or competitors try to interfere with our client's plans.
Commercial Leases Under the direction of Michael
C. Fee and William M. Mandell, we have represented a variety of landlord and tenant clients with the negotiation, drafting and consummation of commercial leases of all types, including whole buildings, retail shops, medical and dental practices, office condos and shard office arrangements. We work with clients on both the financial and legal terms for leases, and recommend that parties to a lease involve their legal counsel before signing a letter of intent.

Lindgren represent owners, contractors, construction managers, developers, and suppliers in all aspects of the construction process, including bidding and document preparation, contract negotiation and formation, contract performance, financing and warranty issues, mechanics and materialmen liens, and claims and dispute resolution. We review contract documents, the parties' dealings, and the consequences of their actions to assess whether valid claims or defenses exist, and whether they should be litigated or settled. Factors we consider include the merits of the case, the cost of litigation, and the client's personal and professional priorities. As in all our efforts, we seek to achieve the best result for our clients at a reasonable cost.
Landlord/Tenant Disputes We have extensive experience in handling and resolving a variety of residential and commercial landlord-tenant disputes. When possession of the premises is at issue, we can take the matter to trial, often within weeks of the onset of the dispute.
Contract Disputes We actively represent developers, investors, and property owners in contract-related litigation throughout the state in lawsuits for breach of contract over purchase and sale agreements, investments in or loans to owners of real estate, contracts with brokers and any other type of contract involving real property.
Eminent Domain We are experienced in litigating valuation and eminent domain cases.
